Thread regarding Wells Fargo & Co. layoffs

What’s up?

After years with no problems, to get a better rate, I refinanced my existing WF home mortgage last summer. They gave me the best rate with a “lower monthly payment” than the other companies I checked. I THOUGHT.

First problem, they “forgot” to pay the PROPERTY TAXES before the end of the year. When I was notified by the COUNTY, I contacted WF and they made the payment from escrow. But that was after the first of the year, so missed the cutoff for the SALT limit.

Second problem, they never escrowed my homeowner insurance. The ORIGINAL LOAN DID, so I assumed the refi would too. (You know what they say about “assume”.) When I was notified by the INSURANCE COMPANY that my policy was in default because WF did not pay the bill, I contacted WF and was told they did not require that escrow because the condo master policy was sufficient, so I should pay it out of pocket. Surprise!

So… BUYER BEWARE. I cannot explain why they missed the tax payment. And… when I refi’d the loan, their “monthly payment” was lower because they did not include all of the escrow (tax+insurance) the other banks had. May be my fault for assuming the loan was set up for proper escrow, but I definitely feel that WF misled me.

Also important, note that these problems - missed tax payment, missed insurance payment - occurred without any notice from WF. I had been their customer for years without problems, and am extremely disappointed with their current service.

All I can do is let everyone know about these issues with my loan. And I will.

And if you wonder why WF have a bad reputation, now you know.

@1zlk+1d9SziPd these types of posts are really something. All banks are sh-t, so us being sh-t is no big deal.

Speaks volumes of why this place is in the shape it's in. Once I collect my 401k match and bonus, I'm out - of banking. I need to go back to working in a competent industry.

ALL BANKS SC--W UP !! I have never had a loan with Wells, but I did have a mortgage with another bank . When you are owe over 80% of what your home is worth they make you escrow taxes. Anyway this bank notifies me that my taxes went up over $2000.00 in one year. I was like you people are crazy I wouldn't be living here if it had. Well what they did is pay someone else's taxes with my money !! So after that they sent me a letter and told me I didn't have to escrow my taxes anymore.

Seriously, you can’t read loan documents and understand what you’re signing or ask questions that are clearly outlined in everything you signed? SMH.

Note - no bank will escrow for voluntary condo H06 walls-in policy when the HOA master insurance has sufficient coverage.

Your property taxes & insurance would be the same for any lender, this is not something you would compare in terms of pricing/payment.

Why can’t you just pay the bills yourself? I’ve never understood people who opt into an escrow account. Why not try being a responsible adult and just pay your bills when they’re due?

Why would anyone go to a retail bank for a mortgage? Use a reputable broker, they do it faster and cheaper.

you realize the industry was required to redo HMDA statements so that you can literally compare "apples to apples" -they're all the same and quite clearly state what is or is not included in your payments.. so this is a mostly on you problem and btw get off the layoff site..

Made the mistake of using wells for my first mortgage and they did the same- that was in 1999. The last three havent been with wells. Never again. We can’t get it right.
