A sale and lease-back is always a bad sign.
paying rent would be good
Heald isn't paying the rent.
They sold the campuses years ago, then leased them all back for the next fifteen years.

It's just rented space in the building, isn't it? If so, Heald will stay as long as the rent is paid and until the lease is up.
