"Noble Energy’s Huge Vote of Confidence in the Marcellus"

Noble Energy made official its new regional headquarters at Southpointe as the Houston-based energy firm makes a big office commitment to match what it expects will be aggressive growth in the Marcellus Shale.

What started as an operation with not much more than a card table in the Pittsburgh region a little less than three years ago has now morphed into a 138,000-square-foot space in a new 208,000-square-foot building now under construction.

“We thought this was the premiere gas play in the United States,” said Noble Energy President and Chief Operating Officer David Stover, a Sarver native and Penn State grad. “In that two and a half years, nothing has changed our mind.”

Marcellus operations contributed 9 percent of Noble’s total sales volumes and expects production to grow by 46 percent.

Stover told an assembled crowd near the Southpointe project that Noble expects to employ nearly 200 people at Southpointe by the end of the year, a growing presence that will require a new building slated to open in 2015 that will allow the firm to grow to 400 to 450 people.

The building is going up right now, with crews of Rycon Construction erecting the building based on a design by Designstream Architectural Studio LLC.

After coming the region as part of a joint venture with Consol Energy Inc. (NYSE: CNX), Noble (NYSE: NBL) has now dedicated 20 percent of the company’s capital to its Marcellus holdings.

Noble’s formal announcement of a new regional office on a lease that was finalized in late 2013 was also used as a publicity opportunity for Washington County, which has another major oil and gas firm to support its claim as the energy capital of the East, the Marcellus Shale Coalition and Gov. Tom Corbett, who was also in attendance.

Acknowledging a lease deal between Noble and landlord Horizon Property Group was entirely private with no state assistance, Corbett touted the growth Pennsylvania has seen in jobs from the Marcellus Shale as well as in production.

Corbett noted Pennsylvania jumped from the fifth largest natural gas producer in the country to second in three years. He hopes to see Pennsylvania shoot to number one.

“I often say to my friend in Texas, Gov. Rick Perry, watch out,” said Corbett. “We’re coming after you.”

Noble is growing fast enough here that the company took a larger office lease than originally expected, said Rod Piatt, president of Horizon Properties, the developer of Southpointe II and Noble’s new building.

He said Noble originally expected to lease a little more than 100,000 square feet but opted to take another 30,000 square foot floor.

Noble has an expansion option for a fifth floor in the six-story building, he added. While Horizon is considering opening up the last remaining floor to other tenant leasing, Piatt said he doesn’t want to rush into commitments with any other companies yet in case Noble opts to eventually take the entire building.

Ah, the 'Good O;d Days', when we had a few dozen folks in Canonsburg keeping three= rigs going strong.

Meantime BO, under the guidance of Houston, set into motion remodeling both the Stealth and the Hillpointe offices (at a cost of over $1.5MM while they built the Ivory Tower down over the hill in Southpointe.

So, NBL got stuck with paying rent on both of those facilities sitting empty for two years...Now, NBL has 14 years left on the 2 year old, almost-empty 1000 Noble Energy Drive address-but NBL is STILL on the hook for well over $!.5 MILLION DOLLARS A MONTH!!! Not to mention $24K/month for Four Coins space....

Maybe NBL can find a s---er to take it over...if they need some coaching on how to set the hook, they should call on their 'friends' down the street at CNX-who very easily got them to swallow the bait in the Marcellus.

As P. T. Barnum once said. 'There's a s---er born every minute'.

Noble Energy Announces Strategic Partnership With Consol Energy in Marcellus Shale

HOUSTON, Aug. 18, 2011 /PRNewswire/ -- Noble Energy, Inc. (NYSE: NBL) announced today it has signed definitive agreements which create a joint venture partnership with CONSOL Energy, Inc. (NYSE: CNX) for the development of their Marcellus Shale properties in southwest Pennsylvania and northwest West Virginia.

Under the arrangement, Noble Energy will purchase a 50 percent interest in 663,350 net undeveloped acres for $1.07 billion, payable in three equal annual installments beginning at closing. In addition, the Company will fund $2.13 billion of CONSOL's future drilling and completion costs. This funding obligation is expected to extend over an eight-year period and is limited to one third of CONSOL's drilling and completion costs with an annual cap of $400 million and a suspension of disproportionate funding at natural gas prices below $4 per million British thermal unit (MMBtu). The acreage value of $3.2 billion equates to a discounted present value of $7,100 per net acre. Noble Energy will also acquire a 50 percent interest in 70 million cubic feet equivalent per day (MMcfe/d) of existing Marcellus production and infrastructure for $219 million. The payments are anticipated to be funded from cash on hand and the Company's currently undrawn revolving credit facility. The effective date of the transaction is July 1, 2011. Closing is expected to occur by the end of September 2011, subject to customary adjustments and conditions.

Key operational aspects of the joint venture include:

Acreage estimated to contain 7.4 trillion cubic feet equivalent (Tcfe) risked resources net to Noble Energy's interest, of which 400 billion cubic feet equivalent (Bcfe) were proven reserves at year-end 2010

More than a decade of development activity anticipated, which includes the drilling of approximately 4,400 gross well locations

Net production to Noble Energy's interest has the potential to reach 600 MMcfe/d in 2015 and is expected to continue growing into the next decade

Leasehold position is over 85 percent held by production, almost entirely operated with close to 100 percent working and 88 percent net revenue interests

A pre-defined long-term development plan forecasts drilling activity to increase from 4 rigs to 16 rigs in 2015

Operations to be shared between the partners with Noble Energy's initial focus on the wet gas portion of the acreage

Sharing of midstream infrastructure and access to water handling capabilities
