Would it be out of the kindness of their heart. I'm sure Goldman Sachs accounted for the sale of the Sidney corporate headquarters in order to fund the purchase of Cabela's. I would think bass pro would sell most Sidney real estate. Keeping employees at the store in the DC for now

That would be surprising on the retail store. If there are not a bunch of employees purchasing, even at close to cost, to keep demand up, and the community members are mad because their house is worth 50 cents and their family members lost their jobs... who is opting to shop at Sidney retail vs Colorado or Rapid? That guy in Bridgeport is going to make a killing in all the business that refuses to shop at Cabela's.
Most of those "X number of years" agreements fade after five years. Anything more than that would typically hamstring the new company. Bass Pro has paid a premium for the company. You can see that by the current quarter's earnings. They'll keep the retail store as it has historical significance for the company. The warehouses and corporate will undoubtedly go by the wayside. But, Bass may actively seek a company to relocate to Sidney because of the amenities that have been built. It would be stupid for our city's "Bass Pro Retention" committee to not look at other companies to relocate here. But, considering who is on that committee--stupid is as stupid does. Especially for the father and son drunkards part of the "committee!" The mayor of this city doesn't have much of a vocabulary either! He does know how to cuss at the top of his lungs until he's red in the face at contractors and subordinates though!!
Rumor has it there may have been a requirement to keep a viable presence in the town for X# of years. Mary and Jim did not want to go to purgatory for shafting the entire town so they required a good # of jobs saved for a designated # of years.
Think about Quad Graphics moving there... Seems VERY unlikely That would have happened if there was nothing of the old cabela's HQ to be in town. Also Note Quad probably had the details long before agreeing to move to Sidney... after all they do also work for BP ...
My guess is there will be Catalog or mail order and maybe a call center in the future, but much of the Real Estate will likely sell and shove everyone left into one building.
The only reason Sidney even exists anymore is because of Cabela's. There is no other industry capable of supporting the community. As former employees begin to leave, so goes the movie theater, the coffee shop, the clothing store, nail and hair salons. It's sad because there are some really nice citizens in town that are not affiliated with Cabela's, yet their entire livelihoods are dependent upon that company providing a customer base for their small business.
There's nobody to sell it to once 2000 out of the population of 6000 are unemployed. The tax base will be gone, there will be nothing left but tweakers, unemployed people stuck with houses they can't sell, and retirees waiting to die. Once they consolidate the computer systems, it's as good as toast. Unless the state of Nebraska gives away all kinds of perks to get someone else to bring jobs in there, you may as well roll up the sidewalks and turn out the lights on your way out of town.
